Why we dig a test hole before we write a number

Because the single largest cost variable on a Gulf coast pool is not the pool, it is what the excavation finds. A quote written without knowing your lot's wet-season water table depth is an estimate presented as a price.

Groundwater across much of Manatee County sits three to six feet below grade during the wet season. That determines how thick the floor slab has to be for ballast, whether dewatering is needed during construction, how deep the deep end can go, and when the pool can safely be drained for maintenance years later. None of that is knowable from a satellite image.

The test hole takes about an hour. It is the cheapest thing in the entire project and it removes the most expensive category of surprise. We do it on every site visit, on every lot, before quoting.

What we put in a contract that others leave out

Stated unit rates for rock removal and abandoned structure disposal. Excavation in this county finds old septic tanks, buried land-clearing debris, irrigation lines and rock with real regularity, and the question is never whether it happens, it is whether the price was agreed beforehand. With a unit rate, the change order is arithmetic. Without one, it is a negotiation you conduct with a hole in your yard.

We also publish an explicit exclusion list rather than burying it. Landscape restoration, irrigation repair, fence removal and reinstatement, electrical panel upgrades, gas line runs and dewatering are all commonly excluded across this industry, and all of them are reasonable to exclude and unreasonable to discover afterwards.

What we specify as standard rather than as an upgrade

Hydrostatic relief on every pool

A relief valve at the floor's low point and a gravel-backed drain sump, on every build including fiberglass. It costs very little and it eliminates the failure mode that turns a pool into a rebuild.

Engineered enclosures, permitted

Signed and sealed drawings to the applicable design wind speed, which in Sarasota County is 150 mph ultimate under ASCE 7-22. An unpermitted cage is an unpermitted improvement at resale and at claim.

Coastal fastener specification

Stainless fasteners and titanium heat exchangers on coastal projects as standard, not as an option. Within a few miles of the Gulf the standard components do not last, and quoting them is quoting a shorter-lived structure.

Itemised scope with unit rates

Line-item scope, an explicit exclusion list, and stated rates for rock, fill and abandoned structures. Compare those before comparing totals or you are not comparing the same job.
